Estate Sales are properties which are ordered sold - often triggered through the death of the owner and or by the instructions of the will or court order.
Short Sales
Short Sales are properties in which the owner may be current on the mortgage payments but because of market conditions the net sales price of the property will not be sufficient to pay off the entire loan obligation. In this scenario a 3rd Party (usually the Lender (s)) must be asked to give final approval to the sale. Negotiation of short sales can often take several weeks.
Pre-Foreclosures
Pre-Foreclosures are properties in which the owner is behind on their payments to the mortgage company or have been purchased back by the lender but have not been re-listed for sale.
Auction Foreclosures
Auction Foreclosures are properties owned by banks that will be auctioned off. Many experienced investors compete at these auctions and though individual homebuyers may participate in the bidding, it�s often a challenge to out-bid the investors. Many Auction Foreclosures occur at the Court House Steps. Consult your local newspaper for dates and time.
Listed Foreclosures
Listed Foreclosures are bank owned properties that are actively listed with a Real Estate Broker.
